Building Management Systems (BMS) can be identified as the computer based system which is used to integrate various sub systems of the building. Vertical and horizontal transportation systems

Existing system

Considering vertical and horizontal transportation, BOC HQ building has 12 elevators (including passenger, service lifts and cash lifts and VIP lifts) capacity of the each lift is 1250 kg, two escalators, and 2 main stair cases. Integrating to the BMS can overcome following drawbacks.

BMS helps to overcome

§ Generating high passenger waiting time

As allocate elevators for VIP moving normally generates high passenger waiting time for elevators. After integrating to the BMS can be reduced passenger waiting time for lifts. When arriving VIP to the building, can be programed BMS to land certain elevators quickly

§ Not indicate location of the elevator

In present situation, it is difficult to identify where the location of elevator while moving the elevator. So in an emergency it may be difficult to rescue people who inside the lift. Through BMS can identify location of the lift and can inform condition to the person who inside the lift via intercom system quickly.

§ Energy wastage

According to the existing system if person calls for the lift all lifts come down (not nearest lift for landing) it is caused to waste energy. BMS can program nearest lift come down firstly.

When considering the escalators it always moving certain speed although off peak time and it caused to increase energy consumption. Through BMS can be controlled moving speed of the escalators and by doing this can reduce total energy cost as considerable amount.

Sensors and field devices

Sensors and field devices are normally used to control and monitor sub systems of the building and following field devices used for elevators and escalators.

§ Elevators:

Air quality sensors (co₂ sensors), heat sensors, weight sensors, smoke detectors, home landing program

§ Escalators

Weight sensors and motion sensors for controlling the moving speed of the escalator.

Communication protocols

BACNET protocol used as a communication protocol (open protocol) which is approved by the ASHRAE because this protocol can integrate all sub systems easily.

OWS- Operation work station

NCU- Network control units

DDC- Direct digital controllers

VAV- variable air volume

The programs which are given by the OWS is downloaded to the NCU and it gives commands to the controller according to the program. Then controller (DDC/VAV) sends signals to the field devices. The return signal is also coming through the same path.

Monitoring and controlling aspects

§ Governor:- Control the speed of the elevator in off peak time

§ Door interlock switch, Governor switch, Inductor switch, Safety Switch and related electric switches:- Control the switch on/off through the BMS and if there is a fault give an alarm

§ Push Button:- Deal with the signals sent from the BMS control panel

Alarming aspects

§ Guide Rail:- Monitor railing faults may be happened send alarm to the maintenance division

§ Emergency brake: - If there is a power failure give signal and alarm to the panel board. Then can release the brake manually by using this system

§ Door sensors: - if persons capacity is higher than the capacity of the lift car sends alarm and door doesn’t close.
