IMPROVEMENTS IN EFFICIENCY AND PRODUCTIVITY OF THE IBMS SYSTEM

Most people spend fifty percent of their lives within indoor environments, which greatly influence their mental status, actions, abilities and performance. Good spatial office design has a positive effect on employees’ productivity and efficiency.

When consider about the existing spatial arrangement of the 19^th floor of the building, there are some drawbacks, which reduce the workers productivity and efficiency. Office area is divided from the partitions walls. It is not properly partitioned according to the working requirements. It will reduce the communication among Maintenance department, Administration department and Finance department. It badly affect to the decision making process of the organization. It can decrease the efficiency of the work. Because of that it is essential to redesign the office area according to the working requirements.

Accessibility is one of the main problems inside this office environment. Lift system is the main vertical transportation system of this building. But the waiting time of the lift is 5-10 minutes. It will get more time to travel another floors when there is an emergency works. Because of that it will diminish the efficiency of the work. For that reason, there should be a proper lift system. Therefore it is important to establish an appropriate lift zoning system for the building as opposed to existing zoning system.

The store room is located in the service core of the floor. It is not a suitable place to locate a store room because all the stationary and other items are in that room. It can reduce the productivity and efficiency of the work. It should be located in the office area and it will reduce the spending a lot of time for the work. Therefore, it can be relocating in a common space which is near to the Administration department. Photo copy machine is placed in the administration section. But it can also replace in a common space, because all the employees of the floor are get the use of the photo copy machine.
